last night i slept a bit late..(lie!!!)
i slept really late.....why?because i get addicted playing TYPING MANIAC  on facebook..
haha.silly Billy me i ended up having calluses on my fingertip..bhaaaaa~~~

then,i slept after exercise my suboh prayer..
I am intending to wake up before 3.got really important event that time.

gosh,it is 3PM already..and its raining HEAVILY....duhh,
what a misfortune. =..="
i took my time for the rain to stop by preparing to go to auditorium.
have a quick late breakfast...
put up my sweater as the surrounding is kinda chill to the body.

arrived..(thanks basyeer for the ride!!!)
no scanning around.i just  get the nearest sit there.took me a while that i am seeing a whole different class.
only it still the same presentation on VALUATION REPORT....
peeps being eyeing on me.

i just got sms at the last minute said that this is 3rd year presentation..
never mind though..
then what is my verdict???

yesterday's second year team surely did well..
the task is to evaluate company's performance from different environment..
they did a good job.enough to convince shareholders(like me) to invest in those property though most of them are doing it for internal management..

then 3rd year presentation??
they should deliver a much better presentation right?!
they are the tycoon in this course.they should produced more refined report.but i just found it is made so sloopy and doesn't impress me much.the report is detailed enough yet they missed out on the due diligence and small details..

how come you have a typo error of the date of transaction...
the consequence is that the error will be dragged till the end.and their projection capital value is not reliable enough.
the IRR should be strengthen with standard deviation~~
that way i will be more motivated to trust your data...
and there is this assumption that there are giving large provision on the open space and at the same time want to maximise their profit...if you dont use your land to its fullest how can it generate maximum income??
and give excuses such as the developer wanted to maintain a good figure by promoting green building is so lame...green building can be obtained via the material and technological used....
and of course all of this problem arose when the lecturer is arguing them....

for first year???
duhh,so far we havent done any valuation report and i am sure we are too green to produce such a bizarre presentation.and i noticed that the valuation's process has taken others subject into consideration as well such as:
1)planning law and land use from TOWN PLANNING
2)building construction  from CONSTRUCTION ECONOMICS
3)more important analysis and due diligence in INVESTMENT ANALYSIS
4)qualitative appoach from MARKET ANALYSIS

we really are preparing ourselves by studying those subjects in this semester..gosh,
every one of them will intercorrelated with each others..
and i just advising my fellow course mates that this semester is very important in order to have an upper advantages on the following years...
